At Granite Bank, we’re committed to making homeownership more accessible by offering mortgage programs for a wider range of borrowers and life situations. Every new program we add is thoughtfully created to help someone achieve their homeownership goals. Which is why I’m excited to share some of our recently expanded mortgage products:
Doctor Program: This product was designed to provide mortgage financing to recent medical graduates with strong earning potential. This includes actively practicing medical doctors, dentists, and veterinarians who meet the criteria. No mortgage insurance is required, it has flexible eligibility for residency and employment status, and it’s available for the purchase or refinance of a primary residence.
Expanded Prime Plus: This program was designed for borrowers with a strong recent mortgage and housing payment history who may benefit from more flexible income documentation. Eligible borrowers may qualify using alternative income documentation, including bank statements, 1099s, or profit and loss (P&L) statements. This is a valuable option for many self-employed borrowers, business owners, and independent contractors.
Sharp A+ Program: This program offers additional financing flexibility for eligible borrowers whose income may not fit traditional underwriting guidelines. Qualified borrowers may use alternative income documentation, including bank statements, 1099s, or P&L statements, instead of standard W-2 income. This program can be a strong option for self-employed professionals, entrepreneurs, freelancers, and commission-based earners whose financial picture is better reflected through alternative documentation.
Sharp A- Program: This program was designed for borrowers who may benefit from expanded qualification options. The Sharp A- Program allows eligible applicants to qualify using 12 to 24 months of bank statements or 1099 income. This program may provide an opportunity for self-employed borrowers and independent contractors who have consistent income but may not qualify through traditional income verification methods.
HomeReady® VLIP Grant: This is a $2,500 grant for VLIP (Very Low-Income Purchase) borrowers with incomes at or below 50% of the Area Median Income. They must qualify for HomeReady financing to receive the grant, and it is applied directly to their down payment or closing costs. The grant is funded by Fannie Mae and may help reduce some of the upfront costs associated with purchasing a home.
Second Home: Whether you’re looking for a cabin up north, a lake home, or another vacation property, our Second Home financing program offers financing options for eligible borrowers purchasing a vacation home. With no loan-level pricing adjustments, qualified borrowers may benefit from more competitive pricing while financing a home that’s used for personal enjoyment rather than as an investment property.
